    I met the resident of 1831 12th Street NW in person, Mr. Coates who was the brother of William Coates ,

    Mr. Coates who I spoke with in March 2021 passed away in July 2021. I had no contact with him since March 2021, I have to assume the Mr. Coates provided me his brother Wiliam Coates number

    I sent two texts March 22 2021 at 840 am and 940am to William Coates. The text were sent to 301 420 6230 to my knowledge no response .

Ouatise Coates she identified herself as the granddaughter of Hazel Coates that she said was the owner of the property and not ready to sell.     I had a 4 minute call with Bennie Coates at 4:49 pm then a follow call he made at 5:10 pm. This would have been before the POA and around time for the name change addendum

    I went to the office collected 2 copies then I went to Bennie Coates home and I delivered two copies and showed him were William was to sign and explained I was happy to go with him, I forget the exact time but I went to my office around 1100 am to pick up then drove to Bennie home meet him outside the gate of his complex,

    at 6:43 pm I suggested that Ali call both brothers and perhaps go to William house for signatures,

    I was trying to figure out with Bennie how we could meet at Dupont Title office, Bennie did not mention at this time his brother was sick,

    William Coates was taken to the hospital on January 12 2022 Bennie did not give specifics on his illness , I discussed with Ali Dupont title about a POA.

    We do not know what exact date William got home , That said he must have been there before the 18th I would assume the hospital records will indicate date of release,

    William signed POA January 18 2022 per the document and the signature does match William other signature, I do not know where Bennie got Lawerence Jimmy Jones Jr. He is not in my phone . I have 2 to 3 remote notaries again I truly do not recall if I gave William those names , I do not have any text or phone call logs for January 2022 so I cannot track calls or emails ,
